Cancellation Policy

Cancellations must be made at least 48 hours prior to the scheduled check-in time to avoid charges. If canceled less than 48 hours before check-in, the first night's rate plus applicable taxes will be charged and is non-refundable.

**Please note: This policy may not apply during blackout periods, including holidays, three-day weekends, or other designated high-demand dates, during which all bookings are non-refundable regardless of cancellation timing. Always review the cancellation policy at the time of booking, as it will specify whether your reservation is refundable or non-refundable.**


Final Pricing Policy

All prices and applicable taxes quoted at the time of booking are final and non-negotiable. Once a reservation is confirmed, no adjustments or changes to the pricing or taxes will be permitted. Please review all details carefully before completing your booking.

Saltwater Pool Policy & Liability WaiverMake a Splash at Our Saltwater Oasis!
Welcome to our sparkling saltwater pool, where fun and relaxation come togetherfor an unforgettable time! Open daily from 9:00 AM to 10:00 PM, it’s theperfect place to soak up the sun and create joyful memories. To keep everyonesafe and smiling, please read and follow our pool policies below. By bookingwith us, you automatically agree to this policy and liability waiver.Pool Rules – Keep the Fun Flowing Safely!

  • No Lifeguard on Duty – Swim at Your Own Risk!
    We love the sound of laughter and splashes, but safety is our top priority! There is no lifeguard on duty, and all guests swim at their own risk. Parents and guardians are responsible for supervising their children at all times.
  • Supervision Requirements (Branson, MO Guidelines)
    In line with local standards, such as those at the Branson AquaPlex, children under 12 years old must be accompanied by a parent or guardian at least 16 years old in the pool area. Children unable to swim must have an adult within arm’s reach providing touch supervision at all times. Non-swimmers, regardless of age, are not permitted in deep areas without an adult.
    Why? Close supervision ensures every splash is a safe one!
  • Pool Safety Rules
  • No running, diving, or roughhousing. Let’s keep the pool deck safe and slip-free!
  • Swim diapers required for children age 2 and under or any non-toilet-trained guests.
  • No glass containers, food, drinks, or chewing gum in the pool area to keep our pool pristine!
  • Guests with open wounds, rashes, or infectious conditions may not enter the pool.
  • The pool will be cleared during lightning or threatening weather for everyone’s safety.
  • Pool Hours: 9:00 AM – 10:00 PM
    Enjoy the pool during these hours to respect quiet time for all guests. Please keep the good vibes going by exiting promptly at closing!
  • Have Fun, But Be Considerate!
    We adore joyful laughter, but please keep noise levels respectful to fellow guests. No amplified music or disruptive behavior, so everyone can enjoy their poolside escape.

Liability Waiver – Your Agreement to Swim Safely
By booking with Branson Falls Lodge, you acknowledge and agree to the followingterms as a condition of your reservation:

  • Assumption of Risk: You understand that swimming and pool use involve inherent risks, including but not limited to slips, falls, drowning, or injury. You voluntarily assume all risks associated with pool use for yourself and any minors under your supervision.
  • Release of Liability: You release Branson Falls Lodge, its owners, employees, and affiliates from any and all liability, claims, damages, or losses (including death) arising from pool use, except in cases of gross negligence or willful misconduct.
  • Parental Responsibility: Parents or guardians are solely responsible for the safety and supervision of their children. You agree to comply with all supervision requirements, including those for children under 12 or non-swimmers as outlined above.
  • Compliance with Rules: Failure to follow pool rules may result in removal from the pool area without refund.
  • Health and Safety: You confirm that you and your party are in good health to swim and will not use the pool if experiencing conditions that pose a risk to others.

By making a reservation with Branson Falls Lodge, you automatically affirm thatyou have read, understood, and agree to be bound by this Pool Policy andLiability Waiver. They are permitted in all hotel areas, including rooms, dining, and poolside, with no extra fees. Guests are not required to provide documentation, but we may ask: (1) Is the animal a service animal required because of a disability? (2) What task is it trained to perform?   • Emotional Support Animals (ESAs): ESAs provide comfort but are not trained to perform specific tasks and are not covered by ADA public access rights. Per our policy, ESAs are not permitted in public areas (e.g., lobby, pool) and may incur a pet fee if allowed in rooms, subject to availability and prior approval.   • Legal Note: Misrepresenting an ESA as a service animal is a violation of federal law. We reserve the right to remove non-compliant animals and charge applicable fees.

  • Final Pricing: All rates and taxes are final at booking, as per our pricing policy, whether booked directly or via third parties.

3. Liability & Disputes

  • Third-Party Actions: We’re not liable for errors, miscommunications, or issues caused by third parties (e.g., incorrect booking details). Contact the third party first for resolution, then reach out to us if needed.
  • Hotel Policies Apply: All guests, regardless of booking method, must follow our policies (e.g., pool rules, no ESAs in public areas). Non-compliance may result in fees or removal.

  • Proper Use: Use ladders to access top bunks. Do not stand, sit, or play on top bunks or ladders. Maximum weight limit per bunk is 200 lbs—check signage in room.

  • No Modifications: Do not alter or move bunk beds or remove safety rails.
